Urban Key Properties LLC manages privately owned units at the bayfront condominium at 77 Santa Isabel Blvd, Laguna Vista, Texas 78578. Some units belong to other owners; in every case your booking, payment, and support are with us, not the individual owner.

A booking is confirmed when your card payment is completed through our checkout, processed by Stripe, and you receive a confirmation email. Nightly rates, local lodging taxes, and any fees are itemized before you pay. We do not store card numbers.

Prices are quoted and charged in US dollars. Promotional codes apply only to the booking they are entered on and cannot be combined unless the code says otherwise.

Refund windows are set out in our Cancellation Policy, which is part of these terms. In short: full refund 14 or more days before check-in, 50% from 7 to 13 days, and no refund within 7 days.

Check-in is from 4:00 PM and check-out is by 11:00 AM, Central Time. Access instructions are emailed two days before arrival to the address on your account. Late check-out without written approval may be charged at the nightly rate.

The maximum number of guests is shown on each listing and is the number you entered at booking. Only registered guests may stay overnight. Exceeding the maximum occupancy, or hosting parties or events, is a breach of these terms and grounds for immediate termination of the stay without refund.

The following rules are conditions of your stay. They protect the unit, the building, and your neighbors, and some are required by the condominium association or the City of Laguna Vista.

• No pets. Animals of any kind are not permitted in the unit, with the exception of service animals as defined by law. Please tell us before arrival if you will be travelling with a service animal.
• No smoking or vaping inside the unit or in any common area of the building.
• Quiet hours are 10:00 PM to 7:00 AM. These are set by city ordinance and enforced by the condominium association. Please keep noise low on patios and walkways during those hours.
• Pool and pier. The association requires pool bracelets, which are provided in the unit. Children must be supervised at the pool and on the pier at all times.
• Parking. Use only the spaces assigned to your unit as described in your check-in instructions.

Breaking the pet or smoking rule results in a specialized cleaning charge in addition to any damage.

You are responsible for the unit and its contents during your stay. Normal wear is expected and is never charged. Damage beyond normal wear, missing items, or extra cleaning caused by your party will be charged at the actual cost of repair, replacement, or cleaning. We will send you an itemized statement before charging the card used at checkout, and you agree to that charge by accepting these terms.

Please report anything broken or not working when you arrive so it is not attributed to you.

The unit, pool, pier, and bayfront are used at your own risk. We are not responsible for injury, loss, or damage to persons or property except where caused by our own negligence. Keep valuables secured; the building and the parking areas are not monitored by us.

We may end a stay without refund if these terms or the association rules are seriously breached, if the unit is used for anything unlawful, or if the conduct of your party endangers people or property.

If the unit becomes unavailable for reasons outside our control, we will offer alternative dates or a full refund. Our liability for any booking is limited to the amount you paid for it.

These terms are governed by the laws of the State of Texas. Any dispute will be heard in the courts of Cameron County, Texas.

We may update these terms. The version in effect when you complete a booking is the one that applies to that stay. The effective date at the top of this page shows when it was last changed.
